Details of  the Grounds Maintenance Proposal

What's happening now?
The issues detailed in the Grounds Maintenance Proposal still exist.  The
challenge to the new Board of Directors will be to find a way to meet its
duty as spelled out in the Covenants and By-Laws, and "Cause the Common
Area to be maintained" in such a way as will be agreeable to the members
of the Association.

Valley Crest Maintenance Contract Renewed for One Year
The Board of Directors delayed signing the three-year renewal maintenance
contract with Valley Crest pending the outcome of the community vote on
the special assessment.  This was to allow for the Board to award the maintenance
contract to the same contractor winning the bid for the special assessment project
to get the best value and price and also to avoid possible finger pointing between
two different contractors.  At the Board's request Valley Crest submitted a one-year
proposal to allow the board flexibility in to examine other options for completing
essential projects.  Now that the contract has been signed, Valley Crest has been
busy catching up on the major maintenance items they were unable to perform
under the month-to-month agreement they had prior to the signing.

Survey sent to Owners
All owners in Chesterfield Mews were mailed a survey on June 13, 2005.  The
opinions gathered in the survey are meant to help guide the board toward a
solution to the common grounds issues that the community can agree with.
Please do your best to have the survey returned by the requested June 25 date.

What to do if you're affected by an issue
Owners whose property is affected by an issue on common grounds are asked
to submit this issue in writing, along with a copy of their plat, to the board and
to copy Koger Management on the same.   Even if you already submitted the
aforementioned prior to the April 26th meeting, you are asked to repeat the task.
This will help the board ensure that no problems are left unexamined.
