What is it for?

The Grounds Maintenance proposal for the Chesterfield Mews Community Association covers a variety of different items on the Common Grounds of the community.  The proposal addresses all the trees on the common grounds, all the drainage areas that have been identified to date and additional enhancements to highly visible areas.

Trees

We are lucky to live in a very low density townhouse community.  The Mews common area boasts a grand total of 235 trees.  When the association was first formed, the trees were quite small, and no thought was given to any future maintenance they might require.  Over the years the trees have flourished and now require various degrees of tending to in order to keep them healthy and thriving. For example, some of the trees need to have their canopies raised to allow safe use of the community sidewalks and visibility of street signs and street lights.  Other trees need to be crowned to keep from getting too big.

All of the trees would be defined with carved mulch beds.  This would improve the appearance of the common grounds as well as protect the trees roots.

Drainage

When the proposal was first drafted, 25 sites were identified as having drainage concerns.  Through participation of concerned homeowners, this has not increased to approximately 28 sites that need swales and other methods of leading water away from homes and common ground and into storm drains.

In the long term plan for Chesterfield Mews, the only reserve issues that were taken into consideration were the structural areas (roads, sidewalks, curbs & gutters, storm water drainage system, tot lot and tennis courts).

Landscape Enhancements

6 Highly Visible Areas
Islands Throughout the Community

Besides the arbor care and drainage remediation, the proposal also includes some landscape enhancements that were able to be included at a reduced rate, due to the overall size of the proposal.  To create uniformity, plans were made for six highly visible areas as well as the islands throughout the mews.  These plans include hardy plantings that require only minimal maintenance but will enhance the overall curb appeal of the community.

Lighting of Entrance Monuments

The addition of 2 monuments at our entrance now identifies our neighborhood to people traveling from the West as well as from the East during daylight hours. Although more visible than our original low profile wood “camp” signs they still are difficult to read at Arlington Bvld. speed at night. The proposal includes the addition of lighting of the monuments. This would be consistent with every comparable neighboring community in our area and enhances the entrance of the community. It also adds more light in the early morning hours when we have all of our Frost and Woodson students waiting for their school bus in the dark as some commuters are using that portion of the access road as a “short cut” often at excessive speed.
